The brief

A growing artisan food producer had outgrown a shared kitchen and needed compliant cold-store processing space within 30 miles of York — fast.

How we sourced it

We sourced an off-market 6,500 sq ft unit with integral cold storage and 3-phase power that had never been advertised.

How it was structured

BPS took a 10-year head lease from the landlord and granted the producer a flexible 5-year sub-lease, carrying the head-lease relationship ourselves.

The outcome

The producer was operational within ten weeks, with room to scale and none of the head-lease risk on their balance sheet.

The brief

Helicopter Glamping had three fully-converted ex-RAF Westland Sea King helicopter glamping pods — each fitted out to sleep four to five — and needed established holiday-park homes able to host a genuinely unusual unit. Approaching parks directly, they'd struggled to find the right fit.

How we sourced it

Acting for the operator, we went out to UK holiday parks and campsites, qualified sites against the pods' access, crane, services and planning needs, and placed two of the three — Sea Kings ZE369 and XZ589 — at North Yorkshire Water Park in Wykeham.

How it was structured

BPS took the head lease on the pitches from the park and granted Helicopter Glamping a sub-licence to site and operate the pods — so the park deals with one creditworthy contracting party in BPS, and the operator has a single point of contact.

The outcome

Two helicopter glamping pods are now sited and welcoming guests at North Yorkshire Water Park. The third — Sea King ZE370 — is available now: see the live opportunity.
